An ongoing headache for property owners, managers, and general contractors is the management of furniture, fixtures, and equipment (FF&E) at the renovation site. FF&E is typically delivered to a property and will be scattered throughout the hotel in different rooms and containers. It is time consuming and confusing to keep track of what has been received and where it is. FF&E gets damaged being moved from one area to another, or gets lost. The Executive Construction Company, LLC handles this whole process through our proven “Lobby In A Box” program. Instead of having all the individual vendors sending their items at any given time to the property, we have it sent to our warehouse in Westlake, OH, where we receive, store, and inventory all items. When a lobby is to be renovated, we will load all FF&E needed for that lobby into one of our custom trailers (“box”) and deliver it to the property in one nice neat package. We have developed a packing method utilizing the contractors’ logical sequence of needs, so items the contractor needs first on the job will be at the tail end of the trailer for easy retrieval. The contractor also receives a packing list so they can confirm what they received. No more down time for contractors while they wait for that back-ordered item or the item they can’t find.
